Position Overview
The Junior Property Accountant supports the day-to-day accounting operations for Rivn's commercial portfolio. Reporting directly to the Senior Accountant and working closely with the Property Manager, this role offers direct mentorship and real exposure to full-cycle property accounting from day one.
This is an ideal entry point for a detail oriented accounting professional who wants to build a career in commercial real estate finance. You will take ownership of core accounting functions, support financial reporting, and grow your understanding of how a real estate platform operates end-to-end.
Key Responsibilities 1. Full-Cycle Accounting
- Process day-to-day accounting transactions including AP, AR, and journal entries.
- Perform monthly bank reconciliations and general ledger reconciliations.
- Prepare and post monthly accruals and recurring entries.
- Code and process supplier invoices with accuracy and proper documentation.
2. Tenant Billing & Receivables
- Monitor AR aging and assist with collections follow-up on overdue balances.
- Respond to tenant billing inquiries and prepare statements of account.
- Assist with year-end tenant reconciliations, including operating cost recoveries.
- Assist with tenant chargebacks and intercompany billing.
3. Financial Reporting Support
- Assist in preparing monthly financial reporting packages for ownership.
- Support the preparation of annual budgets and forecasts.
- Maintain audit-ready records for all transactions and financial documentation.
- Perform monthly variance analysis.
4. Compliance & Tax
- Prepare and file monthly GST returns accurately and on time.
- Assist with year-end working paper preparation and any external review processes.
- Ensure compliance with relevant reporting (ASPE and RECA) requirements.
5. Systems & Administration
- Maintain organized digital filing for invoices, leases, contracts, and financial records.
- Work within Rivn's accounting and property management software.
- Identify process inefficiencies and contribute to building scalable systems.
Qualifications Required
- Post-secondary education in accounting, finance, or a related field.
- 1–3 years of accounting experience.
- Solid understanding of full-cycle accounting: journal entries, bank recs, and accruals.
- Intermediate proficiency in Microsoft Excel.
- Strong attention to detail and ability to manage competing deadlines.
- Clear written and verbal communication skills.
Assets (Nice-to-have)
- Experience in property accounting or commercial real estate finance.
- Familiarity with Yardi, QuickBooks Online, or similar accounting platforms.
- Understanding of CAM reconciliations, rent rolls, or lease accounting concepts.
- Currently pursuing or planning to pursue a CPA designation.
